House Rules

***SHORT-TERM RENTAL AGREEMENT and ADDENDUM A - RENTAL RULES*** This Short Term Rental Agreement (the “Agreement”) is made by and between Alexander and Andrea Lewis (Owners) and GUEST/ PERSON BOOKING, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Term of the rental: The rental period begins at 4:00 pm on the check-in date in the reservation and will end at 10:00 am on the check-out date. Check in time is 4:00 pm and check out time is 10:00 am. Early check in may be possible depending on the availability of the unit. Early check-in requests 12pm-2pm will be charged an additional $100, pending availability. Early check-in requests prior to 12pm will be asked to book the previous night as the property will not be able to be offered to other guests. We do not allow late check outs. Rental Rules: Guest agrees to abide by the Rental Rules attached as Addendum A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest. Rental Rate and Fees: The rental rate shall be as stated on the booking platform or as quoted if booking directly with Owner. Booking Person ID and Age: Person booking must be at least 24 and have a government issued photo ID on file with the booking platform or with the Owner. You cannot book for other people if you will not be staying the entire booking period. Reach out to us if you are under 24 and have 5-star reviews, and we can talk about the options. Financial Responsibility: Person booking acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse. Security Deposit: Guest shall submit a security deposit in the amount of $200 if booking directly. Said security deposit shall be returned to Guest after departure, less any deductions for damages. In addition, should said damages exceed coverage, Guest hereby assumes all liability for reimbursement to the Owner for any damages caused by Guest and their party within 5 (five) business days of receipt of invoice from Owner. Condition of Property: Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay a cleaning fee as disclosed on the booking platform which includes normal “turn” cleaning. Guest agrees they will be responsible for excessive additional cleaning if needed, and hereby agrees to have excessive cleaning deducted from their security deposit, at Owner’s sole discretion. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as where they found them upon arrival. Access: Guest shall allow Owners access to the property for purposes of repair and inspection. Owners shall exercise this right of access in a reasonable manner. Travel Insurance: We recommend that you purchase third-party travel insurance to cover a broad array of possible damages and losses. We are unable to offer refunds for cancellations that are outside of our control. Cancellations: Guests are advised that the cancellation policy shall be enforced as described on the booking platform. CANCELLATION POLICY: Cancellation policy will be upheld per the guidelines of the booking platform. Please see your reservation for more details. Note that the cancellation policy does not change due to weather or any other circumstances. See information in listing regarding travel insurance. No Assignment or Subletting: This Agreement shall not be assigned, nor the premises sublet without the prior written consent of the Owner. Guest acknowledges that they will personally occupy the property for the entire lease or rental period and will not sublet any portion of the property. Violation of these terms shall give Owner the right to immediately evict Guest and terminate this Agreement, and Guest will forfeit any right of return of any monies paid to date including any security deposit. Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, bunk beds, and any and all other activities on the premises. Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. No oral statements shall be binding. This Agreement may only be amended by a written document duly executed by all parties. It is the intention of the parties that if any portion of this Agreement is invalid for any reason, such invalidity shall not void the remainder of the Rental Agreement. GUEST ACKNOWLEDGES THAT THEY HAVE REVIEWED AND UNDERSTAND THE TERMS OF THIS AGREEMENT and the Rules and Regulations attached, and agree to be bound by them. Guest and Owner acknowledge that this document is available for review on the booking platform and it is implied that this Agreement is legally binding acceptance of all terms and conditions, the same as if Guest had actually executed the Agreement in person. ADDENDUM A - RENTAL RULES By making a reservation, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property. Parties: Parties are not allowed. If you're planning a drunken bash, please choose a different location. We have some full-time resident neighbors. Throwing a party or exceeding the maximum permitted occupancy will result in the loss of your deposit as well as the cost of any additional damages caused by the party. Quiet hours are 10:00 pm to 8:00 am. The use of glitter or confetti is prohibited. If our cleaners find these, they will charge us an additional $200 which will be charged back to you. Occupancy: If you bring more people of any age at any time during your stay than reflected on your reservation you will be asked to leave without a refund, or there will be an additional charge of $100 minimum per person per night for additional guests. We allow 14 guests max. Occupancy needs to be entered correctly at the time of booking. If you need to add people later on, just message us and we’ll help you adjust it. Ground level Camera: There is a security camera on the pillar facing the bottom set of stairs and driveway. It records anytime it detects movement. The recordings are saved and can be reviewed. If we receive indication that house rules are being violated, we have the ability to access the camera in real time. We had a great time at this place at Crystal Beach. I've been to many beach rentals before in the area and this will be one of my favorites. I had older kids and they had plenty to do. Of course, it's a quick walk to the beach, but they had plenty for us to do after beach time was over. With cornhole, Jenga, and nice bar area with a TV, we all had a great time. The host was extremely responsive and very helpful. I didn't want to leave and will be booking with them again.

My family and I had such a great stay at Annie and Alex’s place! The deck area was perfect for my three toddlers to run around and the bedroom/kitchen/bathroom on that level was ideal for my mother whose mobility is worsening with age. She appreciated not having to go down all the flights to the ground level to be with the grandbabies😊 The home is beautifully laid out and beds were very comfortable. We loved all the games they had provided! Annie and Alex were very quick to respond to any questions I had and they offered options for an early check in, which we greatly appreciated! We can’t wait for our next stay!

Annie and Alex were super host for us! Answered lots of questions prior to booking and kept in touch during our stay for anything we needed!! Their home has a Mezzanine / mid level deck which was fabulous to gather in the evenings as it helped keep the mosquitos away! The midlevel kitchen was great for our evening cooks without having to go back up to the main level. 3 families with 6 adults 10 kids slept plenty comfortably!! Thanks again Annie and Alex- we aspire to be back!

If I could give 10 stars I WOULD!! The house was spectacular, truly a perfect space for our family getaway. The layout of all the spaces and decks is fantastic and though the neighboring homes are close (very typical for this area) each space felt private and comfortable without feeling like we were in a fishbowl. The mezzanine level deck is FABULOUS and due to a rainy week, we spent quite a bit of time there both as a family and just the grown ups after the kids went to bed. The hosts were amazing to communicate with, super helpful and responsive throughout our stay which definitely added to the overall feel of a true home away from home. You can tell they’ve thought out all of the details and how to best utilize their space - the kitchens were perfect, decks felt private, all beds and rooms felt spacious and comfy, and it was a major added bonus to not have to bring a high chair along! We cannot wait for our next stay at the Mezz!!
